These are the categories we use to access the priorities for making planned maintenance investments on homes;

Imminent Risk– where there is an immediate risk to health and safety and/or of weather penetration and/or where Sadeh Lok could be failing to meet its legal obligations to repair

Predicted Risk– where if the work if not carried out Sadeh Lok could be failing to meet its statutory repairing obligations and/or to prevent health & safety risks from arising, including weather penetration

End of component life– where a component of the property has reached the end of its serviceable life and is practically and/or economically beyond repair

Planned Preventative Maintenance –work carried out before a component reaches the end of its serviceable life

Cyclical Maintenance– periodic (5 yearly) repainting/redecoration of external and/or where appropriate communal internal features of property

Thermal upgrade/improvement– work to provide an improvement to the heating or energy efficiency of the property

Security Improvement Work– work that is carried out to improve the security of property, the need for which has been formally identified

Improvement Work to the Property– work to provide additional fixtures and fittings not previously in the property and/or work to improve the external environment

Scheme Investment Work– work to the external environment and/or communal internal areas of a scheme with a view to improvement and where the whole scheme benefits
